Project of the month

Every once in a while, we get the opportunity to do some good for the community. It gives us tremendous satisfaction, and allows us to sit back at the end and have a sense of achievement that we have created something that will endure for the benefit of generations to come.

The Synagogue itself had not been renovated in more than half a century. Windows were leaking, pews were crumbling, electricity, plumbing, air-conditioning and bathrooms were in dire need of an upgrade. With a vibrant young community attending every week, it just needed to be brought back up to its former glory.

Together with our amazing subcontractors and suppliers who gave us the best possible prices, we closely collaborated with the Synagogue management, architects Common Office, and project managers Centurion Group to deliver this project on time – keeping the synagogue closed from the community for the minimum time possible, as well as finished and ready right before the Jewish High Holiday season this year – much to the relief of the Synagogue’s Rabbi & President!.

I caught up recently with a friend who considered using Horizon, but decided after some preliminary discussions to look at other builders, because their belief was that although they knew that they could trust us implicitly, their assumption was that we would be more expensive than what they wanted to spend on the house. They were completely open and upfront about it, and we appreciated their honesty. In fact – we are still good friends to this day.

Almost three years later, they are in the house. The end cost was well above what they expected at the beginning of their journey (and over what we led them to expect), and it took a year longer than they first were told. Overall they are happy with the quality, and relieved to finally be in. Obviously, they are somewhat disappointed with the additional costs, time, rent and stress they endured.

His words to me were “I get it now. The difference with Horizon is the support. There were weeks that went by when not much happened on site. Our foreman was great, but he didn’t always have everything he needed to keep things moving. He was so busy solving problems on the the run that he never had time to think ahead. Many things were done twice, or we had to take a compromise. The builder was a nice guy, but he had 6 projects on the go, so only got to site once or twice a week. Subbies weren’t always getting paid on time, so they went to other jobs first.

Having a team in place around the foreman, of a project manager to procure trades, hold regular meetings, look far ahead for decisions from designers and clients, and chasing subbies to come on time, and having an office to make sure project admin is good and process payments might seem like an unnecessary overhead, but saves time, money and stress in the long term. I really do get it now.”

We couldn’t have said it better ourselves! If only we could turn back the clock…

Rather than send pictures of a couple of jobs under construction as we would usually do, this edition we’d prefer to highlight where we are working at the moment, perhaps dispelling the misconception that we are solely “Eastern Suburbs” builders!

In the East, we’re all over where you would expect us to be, from Vaucluse to Bellevue Hill, Double Bay, Paddington, Bronte & Tamarama, as well as several projects in the CBD

In the West, we’re about to start in Strathfield in the new year, and a couple more in the inner west.

In the North, we have jobs in Northbridge & Mosman on the lower north shore, as well as a renovation of a beachfront home in Clareville on the northern beaches. We are even doing a large landscaping project in Maitland, not far from Newcastle.

In the South, we’re currently in Kangaroo Valley, Bowral and even in Brayton, near Goulburn.
