I caught up recently with a friend who considered using Horizon, but decided after some preliminary discussions to look at other builders, because their belief was that although they knew that they could trust us implicitly, their assumption was that we would be more expensive than what they wanted to spend on the house. They were completely open and upfront about it, and we appreciated their honesty. In fact – we are still good friends to this day.
Almost three years later, they are in the house. The end cost was well above what they expected at the beginning of their journey (and over what we led them to expect), and it took a year longer than they first were told. Overall they are happy with the quality, and relieved to finally be in. Obviously, they are somewhat disappointed with the additional costs, time, rent and stress they endured.
His words to me were “I get it now. The difference with Horizon is the support. There were weeks that went by when not much happened on site. Our foreman was great, but he didn’t always have everything he needed to keep things moving. He was so busy solving problems on the the run that he never had time to think ahead. Many things were done twice, or we had to take a compromise. The builder was a nice guy, but he had 6 projects on the go, so only got to site once or twice a week. Subbies weren’t always getting paid on time, so they went to other jobs first.
Having a team in place around the foreman, of a project manager to procure trades, hold regular meetings, look far ahead for decisions from designers and clients, and chasing subbies to come on time, and having an office to make sure project admin is good and process payments might seem like an unnecessary overhead, but saves time, money and stress in the long term. I really do get it now.”
