Manly Apartment I
Sitting high above Manly beach, with breathtaking views, we present Manly Apartment 1.
Transforming this uniquely shaped apartment floor plan from a two-bedroom to a spacious one-bedroom was no small feat. Every inch of the unconventional design was put to good use. Custom joinery, meticulous material transitions, and exquisite seaside lighting create a warm, homely atmosphere, enhanced by timber accents and natural stone throughout. The floor-to-ceiling Vitrocsa sliding doors blur the lines between the indoors and the spectacular beachfront view, amplifying the open-plan sensation.
Our Class-2 construction expertise and unique materials handling challenges, including using only one crane lift, made this project particularly intriguing. We’re immensely proud of the stunning transformation and thrilled that our client now enjoys a beautiful new home.

Is your biggest asset properly insured?
Some clients of ours recently had their home valued by their bank, as they sought to use it as security for an investment. The home was completed 6 years ago. The bank came back with a valuation, but as part of their own due diligence, advised our clients that their insurance was inadequate for the cost of rebuilding the house.
They had used the build cost they paid 6 years ago as a basis for the insurance premium, and had never really thought about it again, as many of us would do in our busy lifestyles.
They asked me to comment on the sum, and to their dismay, I agreed with the bank and told them that they would likely need to almost double the amount they were insured for, when considering that the demolition and removal of the old house, plus consultants fees etc would need to be factored into the payout sum, if G_d forbid the house did indeed burn down, and would need to be designed and rebuilt from scratch.
General consensus is that building prices themselves have risen 50-60% in the last 4 years alone. Whilst the greater the sum you insure your home for, the higher the premium is likely to be, at the end of the day, that’s what insurance is for – you don’t need it until you need it!

Recent news
Proposed NSW Building Reforms
The NSW Building Commission has proposed various reforms to be introduced, starting in 2025. They include having classifiactions for permissable works, based on categories of building works, experience in the industry, and qualifications for the Directors. Severe penalties have also been proposed for builders working outside of these licencing parameters.
Additionally, there is a proposed change to make Waterproofing a Specialist Trade Work Licence category, where all waterproofing work must be carried out by a licensed Waterproofer, regardless of the value of the work.

Huge renovations are underway in Point Piper. This project is receiving a complete makeover, featuring a pool renovation, a landscaped courtyard, and upgrades around the pool and tennis court. Inside, we’re updating four bedrooms, each with an ensuite, along with three walk-in wardrobes, a modern kitchen, dining room, living room, and formal sitting room. We’re excited to collaborate with Thomas Hamel & Structural Engineers to complete this beautiful family home with stunning views.
